Deer Valley East Village & Jordanelle Area

The East Village and Jordanelle corridor continue to emerge as some of the most active development zones in the Park City area. Currently, over 1,000 new housing units are under construction, including luxury hotel residences such as the newly opened Grand Hyatt and the future Four Seasons Resort & Residences. Notably, the Four Seasons recently secured a $600 million construction loan and is slated for completion by 2028.

As part of the broader master plan, the full buildout envisions more than 6,000 residential units by 2034—including 1,267 single-family homes, over 3,200 condos and townhomes, and nearly 1,700 hotel or hotel-condo rooms. As a result, this area is poised to be a long-term hub for growth and investment.

Cormont & Marcella Landing

In addition to major resort developments, new luxury projects like Cormont and Marcella Landing are making headlines. Cormont will deliver ski-in/ski-out condos starting at $1.7 million, with prices reaching as high as $9.75 million. Eventually, the project will include five towers, offering a rare combination of slope access and elevated design.
Meanwhile, Marcella Landing offers luxury townhomes and estate lots with prices beginning around $6.9 million. Together, these projects highlight the demand for ultra-premium, full-time and second-home residences with mountain access and top-tier amenities.

St. Regis Deer Valley & Canyons Village

The final phase of the iconic St. Regis Deer Valley is nearing completion. Most of the 12 exclusive units have already sold, with just two spacious three-bedroom condos remaining—each priced around $6 million. This strong absorption rate underscores continued buyer interest in branded luxury real estate.
At the same time, Canyons Village continues to expand with new Pendry-branded townhomes. These units are priced from approximately $1.9 million to $4.8 million and are expected to be completed in late 2025. As the largest ski resort in the U.S., Park City Mountain continues to fuel strong real estate demand near Canyons Village.

Community & Workforce Housing

Importantly, not all development is luxury-focused. Summit County recently gave the green light to Dakota Pacific’s revised mixed-use project near Kimball Junction. This plan will introduce 385 market-rate units, 275 affordable units, and a senior living facility, along with walking trails and public space.
Similarly, in the Jeremy Ranch area, Columbus Pacific’s Cline Dahle project is advancing. It will provide 172 workforce housing units, a public park, and a new fire station—addressing long-term housing needs for year-round residents.

In downtown Park City, revitalization is also underway. The city selected Brinshore Development to lead the long-awaited transformation of the 5-acre Bonanza Park site. As part of the project, the plan includes affordable housing, arts and creative workspaces, local shops, and gathering areas—designed to foster community and preserve Park City’s small-town charm.
